Living on base offers built-in community, proximity to base amenities, and simplified logistics during deployment. The tradeoff: less control over your living situation and no equity building. If your family plans to stay in the area long-term or across multiple tours, buying off-base is often the stronger financial move.
Off-Base Housing
Camp Pendleton occupies roughly 125,000 acres San Diego, which means where you're assigned to work on base matters significantly when choosing where to live. Best Neighborhoods for Military Families Near Camp Pendleton
Oceanside — The closest city to the base, with the widest range of price points and a large military community already in place.
Carlsbad — Just south of Oceanside, Carlsbad offers highly rated schools, a beautiful coastline, and strong long-term appreciation for buyers using a VA loan.
San Clemente — In Orange County, north of the base. A popular choice for families assigned to the northern areas of Camp Pendleton.
Vista & San Marcos — Inland options that offer more square footage for your BAH dollar and strong value for growing families.
Fallbrook — A quieter, more rural community near the De Luz district, ideal for families who prefer more land and a smaller-town feel.
