Moving to Camp Pendleton: A Military Family's Guide to San Diego Real Estate

Receiving orders to Camp Pendleton is exciting. Southern California's weather, coastline, and lifestyle are hard to beat. But if you have never navigated the San Diego real estate market, it can feel overwhelming.

There is a lot to sort through before moving day. You need to understand your housing allowance. You need to decide whether to live on base or off. And you need to figure out which communities fit your commute and your budget.

I am a Marine Corps spouse with 11 PCS moves behind me and 18 years in real estate. I have helped hundreds of military families make this move. Here is what I want you to know before you arrive.

Start With Your BAH

Your Basic Allowance for Housing, or BAH, is the foundation of every housing decision you will make. Know your number before you do anything else.

Camp Pendleton sits in one of the highest BAH markets in the country. As a reference point, an E-5 with dependents receives $3,963 per month in the Camp Pendleton Military Housing Area for 2026. Rates reset every January 1. They also vary by pay grade and dependency status, so confirm your exact figure with the official DoD BAH calculator.

One detail families often miss: your BAH is tied to your duty station's Military Housing Area, not to where you choose to live. Camp Pendleton and San Diego are separate housing areas. Make sure you know which one applies to you before you sign anything.

On Base or Off Base?

Housing on base is privatized, and two companies manage it. Hunt Military Communities handles the De Luz district at (866) 208-8794. Liberty Military Housing handles every other district at (760) 655-1577.

Assignments are based on rank and family size, and waitlists can be long. Call the Family Housing Office at (760) 725-5995 as soon as your orders are confirmed. Do not wait until you arrive.

Living on base means built-in community, short trips to base amenities, and simpler logistics during a deployment. The tradeoff is less control over your home and no equity. If you plan to stay in the area long term, or across more than one tour, buying is often the stronger financial move.

Camp Pendleton covers roughly 125,000 acres in northern San Diego County. Most people underestimate what that means day to day. Where you report to work on base will shape your commute more than any other factor.

Find out your work location first. Then start looking at communities. Drive times vary widely depending on which gate you use and where on base you are assigned.

Communities Near Camp Pendleton

Here is a quick orientation to the areas military families ask me about most. Each one has a different mix of price points, housing stock, and drive time to base.

  • Oceanside. The closest city to the base and the widest range of price points.

  • Carlsbad. Just south of Oceanside, with coastline access and strong long-term appreciation.

  • San Clemente. In Orange County, north of the base, and convenient if you are assigned to the northern areas.

  • Vista and San Marcos. Inland, and generally more square footage for your BAH dollar.

  • Fallbrook. Quieter and more rural, near the De Luz district, with larger lots.

Should You Buy or Rent?

This is the question I get most often. The answer depends on your timeline and your goals. But buying is more powerful than most people realize.

San Diego has a long history of strong appreciation. Pair that with VA loan benefits and many military families can build real equity in a two or three year tour. When you PCS again, that property can become a rental that generates income and keeps appreciating.

VA loan benefits worth knowing:

  • No down payment required

  • No private mortgage insurance

  • Competitive interest rates

  • Flexible qualification standards

  • Loan assumption, which can allow a future buyer to take over a lower interest rate

San Diego is competitive, but a well-prepared VA buyer can compete. The key is working with an agent who knows the VA process and can position your offer well.

Schools Near Camp Pendleton

Five elementary schools sit on base. They are not Department of Defense schools. They are run by Oceanside Unified and Fallbrook Union Elementary, depending on which housing area you live in. Families with middle and high school students will be zoned off base.

Off base, your district depends on your exact address. The districts serving this area include Oceanside Unified, Carlsbad Unified, Vista Unified, and Fallbrook Union.

Base Amenities Worth Knowing About

Camp Pendleton has two beaches open only to the military community. San Onofre sits on the north side and Del Mar on the south. The base also has more than a dozen fitness centers, the Marine Memorial Golf Course, and a marina with boat and kayak rentals. The commissary and exchange cover everyday shopping.

Your First Steps When Orders Arrive

  1. Confirm your work location on base. The base is huge, and your commute depends on it.

  2. Calculate your BAH for your pay grade and dependency status.

  3. Call the Family Housing Office at (760) 725-5995 if you are considering on-base housing.

  4. Decide on your timeline and whether buying or renting fits it.

  5. Connect with a military-savvy agent early. This market moves quickly.
