Why Your VA Loan May be a Hidden Asset
Earning a VA loan benefit is no small thing. It's a reflection of your service and sacrifice, and it comes with features that are worth understanding when it's time to sell. One option I work with right now is VA Loan Assumption. If your current VA loan has a lower interest rate, it may be assumable by a qualified Buyer, which could add to your home's appeal in a sale. It's a strategy I know well.
It also has more moving parts than a typical sale, and working with an experienced agent can help. Your servicer has to approve the Buyer. The Buyer takes over only what you still owe, so someone has to work out how the gap between your balance and the sale price gets covered. Your VA entitlement and any release of liability need answers before you list, and the timeline usually runs longer than a standard sale. Those details shape how smoothly your sale goes, so I take care with each one.

I work with your servicer to get the numbers and build a plan around your timeline, so you are not sorting through it on your own. If an assumption fits your sale, we use it.
